Mortgage Note Buyers

However, be careful not all mortgage note buyers are the same! I say this because the world is full of mortgage note brokers, not buyers, and there is a big difference. Now before I go any further I am not opposed to mortgage note brokers, since I was one at one time, but there are more that are dishonest than honest! A mortgage note broker will make you an offer on your note based on their best guess, and then go shopping your note around the world until they find a buyer. They will keep the difference between what your offer was and what they actually are able to sell the note for. That in itself is not a bad thing and perfectly honest since everyone is getting what they bargained for. The dishonest part is where they ask you to sign an agreement before they actually have a legitimate buyer for your note. This becomes an issue when they have calculated incorrectly as to the value of your note and then they come back and tell you they can’t get what they stated originally. You say to yourself, I have an agreement with them, so they have to sell the note at that price. Not so fast! Read the agreement carefully and it will have a clause in it that allows them to get out of the agreement if they can not find a buyer for the note. It will not be worded like that, but it will have that somewhere. Again, no problem if you are ok with them holding up the sale of your note for as long as it takes them to find a buyer, and you are willing to take less for your note. What if they are new to the business and do not have mortgage note buyers readily available. This takes time and effort to develop solid buyers and relationships with them.
